In a study published in the journal Astronomy & Astrophysics, researchers say that they've discovered a solar system with not just one, but three planets that could support life only 22 light-years away from Earth. Rory Barnes, the lead U.S. author of the study, talks about how it's possible to find multiple "Goldilocks planets" around one star.

Oil price rises above $96 as Fed fears fade

BANGKOK (AP) ? The price of oil rose Thursday on expectations the Federal Reserve's monetary stimulus campaign will stay in place despite a vow to begin scaling it back.

The official estimate of U.S. economic growth was Wednesday lowered to an annual rate of 1.8 percent for the January-March quarter, sharply down from a previous estimate of 2.4 percent. That raised hopes that the U.S. Federal Reserve will keep in place its bond buying program, which has been a boon to stock and commodity markets by lowering interest rates and weakening the dollar.

The Fed has said its $85 billion a month of government bond purchases could be scaled back starting later this year if the economy keeps improving.

Benchmark oil for August delivery was up 55 cents to $96.05 a barrel at late afternoon Bangkok time in electronic trading on the New York Mercantile Exchange. The contract rose 18 cents Wednesday to close at $95.50 per barrel.

Analysts said confidence indicators in Europe as well as speeches by Fed officials expected later in the day would provide further encouragement to markets.

"We expect more soothing comments from Fed speakers while Eurozone data will point to gradual improvement," Anthony Lam of Credit Agricole CIB in Hong Kong said in a commentary.

Brent crude, which is used to set prices for oil used by many U.S. refineries to make gasoline, rose 57 cents to $102.24 a barrel.

In other energy futures trading on the Nymex:

? Natural gas fell 1.2 cents to $3.725 per 1,000 cubic feet.

? Heating oil rose 1.3 cents to $2.869 a gallon.

? Wholesale gasoline rose 0.6 cent to $2.723 a gallon.

Glastonbury festival kicks off with mud and megastars

PILTON (Reuters) - Britain's largest music festival got off to a traditionally muddy start on Thursday as thousands of campers arrived at Glastonbury in pouring rain for three days of music headlined by veteran rockers the Rolling Stones.

The event that started as a retreat for about 1,500 hippies on a dairy farm in rural Somerset in 1970 has grown into the world's largest music festival, featuring about 2,000 acts on 58 stages and attended by more than 135,000 people.

Gates opened early Wednesday and by late Thursday nearly 120,000 people had flooded into the 900-acre site about 130 miles southwest of London, turning the working farm of festival founder Michael Eavis into a tent city.

But while Glastonbury is known for megastars performing alongside eclectic acts, it also has a reputation for falling foul of Britain's fickle summer and this year was no exception, despite forecasts for dry weather.

By mid-afternoon on Thursday the rain was falling heavily, continuing into the night, with revelers in raincoats and rubber boots - known as wellies - negotiating muddy tracks.

"The forecast was fine so I am glad I did bring clothes for all weather," said Grace Murphy, 23, an Irish social work student, dressed in a bright pink raincoat and black wellies.

"We'll still have fun. It's a great atmosphere and there's no other festival as awesome as Glastonbury."

Meteorologists from Britain's national weather service, the Met Office, had forecast largely dry weather, but even in the rain the music fans descending on Glastonbury were determined to have fun, having paid 205 pounds ($315) each for tickets.

"You've got to expect some rain at Glastonbury. It's part of the experience," said Amanda Delve, a retailer aged in her 40s, browsing some of the 350 food stalls on the site.

GLAMPING IN THE MUD

The resources needed at Glastonbury are staggering, with 13 miles of fences ringing the site where there are about 198 pubs and bars, and 4,500 toilets. The festival was not held in 2012 as the London Olympics needed so much of the equipment.

An army of workers spends weeks preparing the site where the Rolling Stones play on Saturday, their first performance at Glastonbury, marking their 50 years in the music business.

The headline act on Friday is Britain's Arctic Monkeys and on Sunday it is British folk band Mumford & Sons who confirmed this week that bassist Ted Dwane was well enough to perform after undergoing surgery for a blood clot on the brain.

While the big names grab the spotlight, Eavis has ensured the event stays true to its alternative roots with music of all genres as well as dance, circus, and workshops in meditation, willow sculptures, and shamanic drum making.

On Thursday the Gyuto Monks, a group of Tibetan monks, chanted from a stage in the pouring rain. The Grammy-nominated group live in Dharamsala, north India, with the Dalai Lama who they followed when he fled Tibet after a failed uprising against Chinese rule in 1959.

Over the years the festival has not only grown in size but it has also started to attract a different crowd, with research showing the average age of revelers at Glastonbury is now 36 - and it does not have to be too rough an experience.

Campers can opt for a more glamorous stay known as "glamping" with companies offering ready-pitched tents, golf buggies to get around, champagne, private toilets and showers.

"The type of people here this year are totally different from when I first came in 1995, much older, but I guess at 205 pounds a ticket that's to be expected," said Mark Bignell, 45.

Friend: Trayvon Martin encounter racially charged

SANFORD, Fla. (AP) ? George Zimmerman's defense attorney insisted during several testy exchanges with an important prosecution witness Thursday that Trayvon Martin injected race into a confrontation with the neighborhood watch volunteer and insinuated the young woman was not believable because of inconsistencies in her story.

However, 19-year-old Rachel Jeantel stood firm in her testimony about the night Zimmerman shot the unarmed black 17-year-old after a fight that Jeantel said she overheard while on the phone with Martin. Jeantel has said Martin told her he was being followed by a "creepy-ass cracker" ? implying Martin was being followed by a white man because of his race.

Zimmerman identifies as Hispanic. Race has permeated nationwide discussions of the case since the February 2012 shooting, which prompted nationwide protests and claims from critics that police took too long to arrest Zimmerman.

The neighborhood watch volunteer has pleaded not guilty to second-degree murder and says he acted in self-defense.

Defense attorney Don West also zeroed in on slight differences among three different accounts of what happened before Martin's killing, in an apparent effort to discredit her. Jeantel has described what she heard over the phone in a deposition; a letter to Martin's mother; and an interview with the Martin family attorney. Among the differences highlighted by West:

? In some accounts, she said race was an issue but not in others.

? Jeantel testified Wednesday that her friend's last words were "Get off! Get off!" before Martin's phone went silent. But on Thursday, under cross-examination, she conceded that she hadn't mentioned that in her account of what happened to Martin's mother, Sybrina Fulton. She had left out some details to spare Fulton's feelings, and also because neither Fulton nor the Martin family attorney asked her directly about them, Jeantel said.

? After Martin asks why he is being followed, Zimmerman responds, "What are you doing around here?" in one account by Jeantel. In another account, according to West, she says Zimmerman said, "What are you talking about?"

Zimmerman, 29, could get life in prison if convicted of second-degree murder. Zimmerman followed Martin in his truck and called a police dispatch number before he and the teen got into a fight. Zimmerman has said he opened fire only after the teenager jumped him and began slamming his head against the concrete sidewalk. Zimmerman has denied the confrontation had anything to do with race, as Martin's family and their supporters have claimed.

Jeantel testified Thursday that she thought race was an issue because Martin told her he was being followed by a white man.

But West responded, "It was racial because Trayvon put race in this?"

She answered no.

After the court session was over for the day, when explaining how Martin's parents didn't want race injected into the trial, Martin family attorney Daryl Parks said, "Some young people loosely use language they probably shouldn't use."

"It's just slang they use," he said.

The exchanges between Jeantel and West got testier as the day progressed.

At one point, West suggested that though Martin told her he was by his father's fiancee's house while Zimmerman was following him, that she doesn't know that for sure.

"Why he need to lie about that, sir?" Jeantel asked West.

"Maybe if he decided to assault George Zimmerman, he didn't want you to know about it," West replied.

"That's real retarded, sir," she said. "That's real retarded to do that, sir."

When asked by West if she had previously told investigators that she heard what sounded like somebody being hit at the end of her call with Martin, Jeantel said, "Trayvon got hit."

"You don't know that? Do you? You don't know that Trayvon got hit," West answered angrily. "You don't know that Trayvon didn't at that moment take his fists and drive them into George Zimmerman's face."

Later in the morning, West accused Jeantel of not calling police after Martin's phone went dead because she thought it was a fight he had provoked.

"That's why you weren't worried. That's why you didn't do anything because Trayvon Martin started the fight, and you knew that," West said.

"No sir!" Jeantel said. "I don't know what you're talking about."

At one point, West handed her a letter she had written with the help of a friend to Martin's mother explaining what happened. She looked at it but then said she couldn't read cursive handwriting. Jeantel later explained she is of Haitian descent and grew up speaking Creole and Spanish.

Thursday's testimony began with a more subdued tone that it did a day earlier, when Jeantel frequently bristled at West's questions and she at one point told him to move on to the next question: "You can go. You can go."

West took note of her calmer demeanor in the morning. She answered many of West's early questions by repeating "yes, sir," almost in a whisper.

"You feeling OK today? You seem different than yesterday," West said.

"I got some sleep," she answered.

After Jeantel left the witness stand, a mobile phone manager testified about Martin's cell phone records and a former neighbor of Zimmerman testified she heard yelps for help outside her townhome on the night Martin was shot. Jenna Lauer said she couldn't tell who was screaming.

"They were being hurt," Lauer said, describing the person screaming.

Before court recessed for the day, defense attorney Mark O'Mara asked another former neighbor to recreate for jurors how she reacted when she heard what turned out to be a gunshot and ran out of her town-house to see what was going on. The request had Selma Mora in the unusual position of standing up from the witness stand and pretending to be in her kitchen in front of the judge's bench.

AP Interview: UN Iraq rep urges exile cooperation

BAGHDAD (AP) ? The United Nations envoy to Iraq said Wednesday that residents of an Iranian dissident camp are denied freedom of movement by the exile group, and that efforts to relocate them outside Iraq are being stymied in part by lack of cooperation from the residents themselves.

Martin Kobler made the comments in an interview with The Associated Press in Baghdad as he prepares to leave the country at the end of his term. The U.N. has been involved in relocating members of the Mujahedeen-e-Khalq dissident group to a camp on the outskirts of the Iraqi capital while it works to resettle them abroad.

The MEK is the militant wing of a Paris-based Iranian opposition movement known as the National Council of Resistance of Iran that opposes Iran's clerical regime and has carried out assassinations and bombings there. They fear persecution if sent back to Iran.

About 3,100 MEK members live in Camp Liberty, a former U.S. military base near Baghdad airport. The Iraqi government wants the group's members out of the country. So do Iranian-backed Shiite militants, who have claimed responsibility for deadly rocket strikes on the camp.

Kobler acknowledged that a major problem in resettling camp residents is a shortage of countries willing to accept them. He repeated his call for U.N. member states, including the U.S., to do more.

"We do not have enough recipient countries. ... There is also reluctance from the side of the Liberty residents to cooperate with the UNHCR," he said, referring to the U.N. refugee agency.

Albania has agreed to take 210 camp residents, but only 71 have made the move so far. Germany has also offered to take 100 residents.

Kobler also cited concerns about what he called "human rights abuses inside Camp Liberty done by the MEK themselves."

Residents are not free to move between different sections of the camp without approval, and some are denied Internet and mobile phone access by MEK officials, he said. Medical treatment outside is also often blocked by the group, he alleged.

"There are, of course, MEK residents who probably would like to disassociate themselves from the MEK," he said. "Everybody who wants to go out of the camp ... should have the chance to do so."

The NCRI, the MEK's affiliated Paris-based group, has repeatedly criticized Kobler. He retains the backing of U.N. Secretary-General Ban Ki-moon, and was recently appointed the U.N. envoy and head of the U.N. peacekeeping mission in Congo.

NCRI spokesman Shahin Gobadi dismissed Kobler's comments as baseless and intended to "cover up the failure to provide minimum security provisions" at the camp.

"The only purpose they serve is they set the stage for more attacks," he said, insisting that residents cooperate with the U.N. Gobadi also charged that "Kobler has never been an impartial person and does not represent the values of the U.N."

Iraq gave foreign diplomats as well as journalists from AP and Iraq's state-run TV a rare glimpse of the camp in September. Diplomats on the tour described conditions as acceptable.

The MEK fought alongside Saddam Hussein's forces in the 1980-88 Iran-Iraq war, and several thousand of its members were given sanctuary at a facility known as Camp Ashraf near the Iranian border. The MEK renounced violence in 2001 and was removed from the U.S. terrorism list last year.

Iraq's Shiite-led government, which has close ties to Iran, considers the MEK a terrorist group. Iraqi security forces launched two deadly raids since 2009 on Camp Ashraf, and in 2012 most residents were moved to Camp Liberty, which is meant to be a temporary way station.

Ali al-Moussawi, a spokesman for Iraqi Prime Minister Nouri al-Maliki, said Baghdad also has concerns that MEK leaders are preventing residents from leaving.

"There is intimidation being practiced by some MEK leaders against their fellow people," al-Moussawi said. "Some MEK members are willing to leave the country, but they are being threatened by a minority preventing them."

The exiles say their new home is unsafe, and they want to return to Camp Ashraf. Several residents were killed in a Feb. 9 rocket strike on the camp, and two others died in a similar attack this month.

In another development Wednesday, Iraqi electoral officials said the Kurdish-backed al-Taakhi list won the largest single bloc of seats in provincial elections in the restive northern province of Ninevah. It claimed 11 of 39 provincial council seats up for grabs.

Ninevah borders Iraq's largely autonomous Kurdish region and has a sizable Kurdish minority. Many of the remaining seats went to Arab parties, with Iraqi parliament speaker Osama al-Nujaifi's Sunni Arab-backed United bloc coming in second, with eight seats.

Residents in Ninevah and neighboring Anbar province voted last week in local elections that were delayed due to security concerns.

Also Wednesday, Iraqi authorities said two policemen were killed in a bomb blast in the Ninevah provincial capital Mosul. Four others died in an explosion in a small cafe in Baghdad's Dora neighborhood, They spoke on condition of anonymity because they weren't authorized to release the information to journalists.

Shares recover as central bankers ease liquidity fears

LONDON (Reuters) - A late recovery in Chinese stocks and comments by top Federal Reserve officials that eased fears of an imminent end to its stimulus lifted shares and bonds off their lows on Tuesday and cooled a rally in the dollar.

China shares pared recent hefty losses to near 4-1/2-year lows after Chinese central bank officials sought to reassure investors that liquidity would be kept at an appropriate level to support growth.

The dollar and U.S. bond yields came off their peaks after two Fed officials downplayed the notion of an imminent end to monetary stimulus and said on Monday that market reaction was not yet a cause for concern.

Markets - from safe-haven U.S. Treasuries to riskier stocks, credit instruments, and emerging market assets - have tumbled for nearly a week on fears of a credit squeeze in China and an early end to the Fed's massive bond buying program.

Both sets of comments were seen as likely to soothe market nerves and bring at least a temporary halt to selling.

"After all the moves we've seen in U.S. dollar buying, selling bonds, selling equities, I think we're seeing a retracement now, I think we're going into a consolidation period," said Greg Matwejev, Director of FX Hedge Fund Sales and Trading at Newedge.

In early European trade, the broad FTSEurofirst 300 indexFTEU3> gained 0.8 percent to 1,122.44 points, after falling 5.5 percent over the past three trading days.

MSCI's broadest index of Asia-Pacific shares outside Japan <.miapj0000pus> lost 0.2 percent but had been as much as 1.2 percent lower on the day.

The dollar dipped 0.15 percent against a basket of major currencies <.dxy> and eased 0.25 percent against its Japanese counterpart, to 95.45 yen.

&#39;Covert Affairs&#39; season 4 premiere images: New relationships and ...

"Covert Affairs" season 4 premieres next month, but fans don't have to wait until then to get a tease of what's coming up, as USA Network released promotional photos from that first episode, "Vamos," on Tuesday, June 25.

When "Covert Affairs" season 3 ended, Annie (Piper Perabo) had had that meeting with Henry Wilcox (Gregory Itzin) before she and Auggie (Christopher Gorham) finally gave in to their feelings. In this upcoming season, Annie's newest dangerous undercover mission puts those closest to her in danger. The premiere will see Annie having to figure out how to balance two new relationships?the romance with Auggie and the professional partnership with Henry?all while searching Colombia for a new person of interest: the Puma.

The "Vamos" photos, which you can check out in the slideshow above, offer a glimpse at Annie and Auggie getting close (and happy!) as well as hugging while Hill Harper's Calder Michaels, an ambitious CIA station chief in Latin America, watches, as well as a look at another new character, Teo Braga, played by Manolo Cardona. Immigration bill clears Senate test

(AP) ? Historic immigration legislation cleared a key Senate hurdle with votes to spare on Monday, pointing the way to near-certain passage within days for stepped up security along the border with Mexico and a chance at citizenship for millions living in the country illegally.

The vote was 67-27, seven more than the 60 needed, with 15 Republicans voting to advance legislation at the top of President Barack Obama's second-term domestic agenda.

The vote came as Obama campaigned from the White House for the bill, saying, "now is the time" to overhaul an immigration system that even critics of the legislation agree needs reform.

Last-minute frustration was evident among opponents. In an unusual slap at members of his own party as well as Democrats, Republican Sen. Ted Cruz of Texas said it appeared that lawmakers on both sides of the political aisle "very much want a fig leaf" on border security to justify a vote for immigration.

Senate passage on Thursday or Friday would send the issue to the House, where conservative Republicans in the majority oppose citizenship for anyone living in the country illegally.

Some GOP lawmakers have appealed to Speaker John Boehner not to permit any immigration legislation to come to a vote for fear that whatever its contents, it would open the door to an unpalatable compromise with the Senate. At the same time, the House Judiciary Committee is in the midst of approving a handful of measures related to immigration, action that ordinarily is a prelude to votes in the full House.

"Now is the time to do it," Obama said at the White House before meeting with nine business executives who support a change in immigration laws. He added, "I hope that we can get the strongest possible vote out of the Senate so that we can then move to the House and get this done before the summer break" beginning in early August.

He said the measure would be good for the economy, for business and for workers who are "oftentimes exploited at low wages."

As for the overall economy, he said, "I think every business leader here feels confident that they'll be in a stronger position to continue to innovate, to continue to invest, to continue to create jobs and ensure that this continues to be the land of opportunity for generations to come."

Opponents saw it otherwise. "It will encourage more illegal immigration and must be stopped," Cruz exhorted supporters via email, urging them to contact their own senators with a plea to defeat the measure.

Leaving little to chance, the U.S. Chamber of Commerce announced it was launching a new seven-figure ad buy Monday in support of the bill. "Call Congress. End de facto amnesty. Create jobs and economic growth by supporting conservative immigration reforms," the ad said.

Senate officials said some changes were still possible to the bill before it leaves the Senate - alterations that would swell the vote total.

At the same time, Sen. Roger Wicker, R-Miss., who voted to advance the measure during the day, said he may yet end up opposing it unless he wins a pair of changes he is seeking.

Senate Democrats were unified on the vote.

Republicans were anything on a bill that some party leaders say offers the GOP a chance to show a more welcoming face to Hispanic voters, yet tea party-aligned lawmakers assail as amnesty for those who have violated the law.

Among potential 2016 presidential contenders, Sen. Marco Rubio of Florida was an enthusiastic supporter of the bill, while Cruz was an outspoken opponent.

The non-partisan Congressional Budget Office has estimated the legislation will reduce the deficit and increase economic growth in each of the next two decades. It is also predicting unemployment will rise slightly through 2020, and that average wages will move lower over a decade.

At its core, the legislation in the Senate would create a 13-year pathway to citizenship for an estimated 11 million immigrants living illegally in the United States. It also calls for billions of dollars to be spent on manpower and technology to secure the 2,000-mile border with Mexico, including a doubling of the Border Patrol with 20,000 new agents.

The measure also would create a new program for temporary farm laborers to come into the country, and another for lower-skilled workers to emigrate permanently. At the same time, it calls for an expansion of an existing visa program for highly-skilled workers, a gesture to high tech companies that rely heavily on foreigners.

In addition to border security, the measure phases in a mandatory program for employers to verify the legal status of potential workers, and separate effort to track the comings and goings of foreigners at some of the nation's airports.

The legislation was originally drafted by a bipartisan Gang of 8, four senators from each party who negotiated a series of political tradeoffs over several months.

The addition of the tougher border security provisions came after CBO informed lawmakers that they could potentially spend tens of billions of dollars to sweeten the bill without fearing higher deficits.

The result was a series of changes negotiated between the Gang of 8 and Republican Sens. John Hoeven of North Dakota and Bob Corker of Tennessee. Different, lesser-noticed provisions helped other lawmakers swing behind the measure.

In a speech on the Senate floor, Sen. Charles Grassley, R-Iowa, likened some of them to "earmarks," the now-banned practice of directing federal funds to the pet projects of individual lawmakers.

He cited a provision creating a $1.5 billion jobs fund for low-income youth and pair of changes to benefit the seafood processing industry in Alaska. Sen. Bernard Sanders, I-Vt., issued a statement on Friday trumpeting the benefits of the first; Alaska Sens. Lisa Murkowski, a Republican, and Mark Begich, a Democrat, took credit for the two others.

Grassley also raised questions about the origin of a detailed list of planes, sensors, cameras and other equipment to be placed along the southern border.

"Who provided the amendment sponsors with this list?" asked Grassley, who is a member of the Judiciary Committee that approved an earlier version of the bill. Homeland Security Secretary Janet Napolitano "did not provide the committee with any list. Did Sikorsky, Cessna and Northrup Grumann send up a wish list to certain members of the Senate?"

Active Inventory Summary:

Active Listings: The current inventory of residential properties went up 2% from the previous week to 784 residential properties for sale; 589 single family homes and 195 condominiums for sale.? Coldwell Banker has over 15% of the active listings in the market and continues to be the market leader for listings.

REO-Short Sale Active Listings: Of the active listings, there are only 4 properties listed as short sales, (0.5%) and 7 properties listed as REO sales, (1%).

Months of Inventory: Based on the current active inventory and sales for the previous 30-day period, the market has just over 7-months of inventory available.

Sales Summary: Year-To-Date

Total Sales 2013 Vs. 2012:

Total Sales: For 2013, there have been 539 residential properties sold in the market which slightly higher than the 506 properties sold in 2012 for the same period.? Of the total sales in the market this year, 422 have been single family homes, while 117 or 22% of the sales are condominiums.? In 2012 for the same period, condominiums represented almost 25% of the sales.

REO & Short Sales: Distressed property sales are down significantly for the year with 35 REO sales, (6%), and 69 Short Sales, (13%) which results in 19% of the properties sold being distressed properties.? In 2012 for the same period, there were 97 REO sales and 95 short sales or 38% of the total sales being distressed properties.

Sales by Price Range: In 2013, there have been 316 residential properties sold priced below $500,000, 142 properties sold between $500,000 and $1,000,000 and 66 properties sold over $1,000,000.

Median and Average Sales Prices: The median sales price for properties sold year to date is $437,000 while the average sales price is $664,116. For the same period in 2012, the median sales price was $380,000 and the average sales price was $534,681 which is an increase of 15% in median sales price and an increase of 24% in average sales price.

Last Week?s Sales: For the week of June 3rd a total of 16 properties sold which was down significantly from the prior week?s sales of 24 properties.? Of the properties sold last week only 1 property sold at a price above $1,000,000.

Pending Sales: Currently there are 243 pending residential sales in the market which is up 4% from the previous week?s pending sales.? Of the pending properties, 21% are distressed properties with 41 being short sales and 12 being REO?s.

Market Activity Summary:

Residential sales activity for 2013 has been very favorable as we continue to see the market outpace 2012 for residential sales.? Thus far, 539 residential properties have sold year to date which is up 5% from the 506 sales for the same period last year.? We are continuing to see significant buyer interest for the Tahoe-Truckee market with multiple offer situations occurring more frequently than what we experienced last year.? June has gotten off to a slower start this year as compared to last year with 17 sales month to date as compared to 24 a year ago.? However, we are still seeing solid activity by interested Buyers.

Coldwell Banker Residential Brokerage for 2013 is #1 in the entire market in terms of both unit sides sold, (253 sales) and sales volume sold, ($107 million).

The median sales price for residential properties reached 437,000 last week which is up 15% from the median sales price of $380,000 in 2012.? Similarly the average sales price has gone up a whopping 24% to $664,116 as compared to last year?s average sales price of $534,681 due in large part to the higher number of luxury sales in the market since the beginning of the new year.

The segment of the market with the highest level of activity continues to be homes priced under $500,000 as 58% of the sales or 316 properties have sold in this price range which is similar to 2012 where over 64% of sales or 327 properties sold in this price range.

Luxury home sales, homes priced above $1,000,000, have gone up 78% from 2012 with 66 luxury properties selling since the beginning of the year as compared to only 37 luxury properties sold for the same period in 2012.? Luxury properties sold represent over 12% of sales thus far this year.? The median sales price for luxury properties in 2013 is $1,745,000 as compared to a median price of $1,300,000 in 2012 which is up 34%.? The average sales price of luxury homes in 2013 is $2,262,831 as compared to $2,154,316 in 2012 which is a 5% increase.

The mid range market sales, $500,000 to $1,000,000 are trending up from last year with 157 properties sold in this segment or 29% of sales as compared to 142 properties sold or 28% of sale in this range in 2012.

Distressed properties, (REO?s and Short Sales), have really lagged 2012 thus far.? For 2013, short sale properties closed have gone down 27% with 69 closed short sales in 2013 as compared to 95 closed short sales in 2012.? Similarly, REO properties closed in 2013 have gone down (64%) with 35 properties closed in 2013 as compared to 97 properties closed in 2012.? Overall, distressed property sales, (REO and Short Sales) represent 19% of the sales in 2013 which is less than the 38% in 2012.

The active inventory on a year over year basis is down roughly 17% as we currently have 784 residential properties listed for sale as compared to 951 a year ago at this time.? However, this past week we had a 2% increase in inventory bringing our total to 784 residential properties on the market; 589 single family homes and 195 condominiums listed for sale.

Hong Kong says Snowden has left for third country

HONG KONG (AP) ? A former National Security Agency contractor wanted by the United States for revealing two highly classified surveillance programs has been allowed to leave for a "third country" because a U.S. extradition request did not fully comply with Hong Kong law, the territory's government said Sunday.

A statement from the government did not identify the country, but the South China Morning Post, which has been in contact with Edward Snowden, reported that he was on a plane for Moscow, but that Russia was not his final destination.

Snowden, who has been in hiding in Hong Kong for several weeks since he revealed information on the highly classified spy programs, has talked of seeking asylum in Iceland.

Russia's Interfax news agency, citing an unidentified Aeroflot official, confirmed that Snowden was on a flight to Moscow and said he had a ticket for another Aeroflot flight Monday to Cuba.

Snowden's departure came a day after the United States made a formal request for his extradition and warned Hong Kong against delaying the process of returning him to face trial in the U.S.

The Hong Kong government said Snowden left "on his own accord for a third country through a lawful and normal channel."

It acknowledged the U.S. extradition request, but said U.S. documentation did not "fully comply with the legal requirements under Hong Kong law." It said additional information was requested from Washington, but since the Hong Kong government "has yet to have sufficient information to process the request for provisional warrant of arrest, there is no legal basis to restrict Mr. Snowden from leaving Hong Kong."

The statement said Hong Kong had informed the U.S. of Snowden's departure. It added that it wanted more information about alleged hacking of computer systems in Hong Kong by U.S. government agencies which Snowden had revealed.

Snowden's departure eliminates a possible fight between Washington and Beijing at a time when China is trying to deflect U.S. accusations that it carries out extensive surveillance of American government and commercial operations. Hong Kong, a former British colony, has a high degree of autonomy and is granted rights and freedoms not seen on mainland China, but under the city's mini constitution Beijing is allowed to intervene in matters involving defense and diplomatic affairs.

Hong Kong has an extradition treaty with the U.S., but the document has some exceptions, including for crimes deemed political.

The Obama administration on Saturday warned Hong Kong against delaying Snowden's extradition, with White House national security adviser Tom Donilon saying in an interview with CBS News, "Hong Kong has been a historically good partner of the United States in law enforcement matters, and we expect them to comply with the treaty in this case."

Snowden's departure came as the South China Morning Post released new allegations from Snowden that U.S. hacking targets in China included the nation's cellphone companies and two universities hosting extensive Internet traffic hubs.

He told the newspaper that "the NSA does all kinds of things like hack Chinese cellphone companies to steal all of your SMS data." It added that Snowden said he had documents to support the hacking allegations, but the report did not identify the documents. It said he spoke to the newspaper in a June 12 interview.

With a population of more than 1.3 billion, China has massive cellphone companies. China Mobile is the world's largest mobile network carrier with 735 million subscribers, followed by China Unicom with 258 million users and China Telecom with 172 million users.

Snowden said Tsinghua University in Beijing and Chinese University in Hong Kong, home of some of the country's major Internet traffic hubs, were targets of extensive hacking by U.S. spies this year. He said the NSA was focusing on so-called "network backbones" in China, through which enormous amounts of Internet data passes.

The Chinese government has not commented on the extradition request and Snowden's departure, but its state-run media have used Snowden's allegations to poke back at Washington after the U.S. had spent the past several months pressuring China on its international spying operations.

A commentary published Sunday by the official Xinhua News Agency said Snowden's disclosures of U.S. spying activities in China have "put Washington in a really awkward situation."

"Washington should come clean about its record first. It owes ... an explanation to China and other countries it has allegedly spied on," it said. "It has to share with the world the range, extent and intent of its clandestine hacking programs."

Pope 'snub' of concert stuns cardinals, sends signal

VATICAN CITY (Reuters) - A last-minute no-show by Pope Francis at a concert where he was to have been the guest of honor has sent another clear signal that he is going to do things his way and does not like the Vatican high life.

The gala classical concert on Saturday was scheduled before his election in March. But the white papal armchair set up in the presumption that he would be there remained empty.

Minutes before the concert was due to start, an archbishop told the crowd of cardinals and Italian dignitaries that an "urgent commitment that cannot be postponed" would prevent Francis from attending.

The prelates, assured that health was not the reason for the no-show, looked disoriented, realizing that the message he wanted to send was that, with the Church in crisis, he - and perhaps they - had too much pastoral work to do to attend social events.

"It took us by surprise," said one Vatican source on Monday. "We are still in a period of growing pains. He is still learning how to be pope and we are still learning how he wants to do it."

"In Argentina, they probably knew not to arrange social events like concerts for him because he probably wouldn't go," said the source, who spoke anonymously because he is not authorized to discuss the issue.

The picture of the empty chair was used in many Italian papers, with Monday's Corriere della Sera newspaper calling his decision "a show of force" to illustrate the simple style he wants Church officials to embrace.

Since his election on March 13, Francis, the former cardinal Jorge Bergoglio of Argentina, has not spent a single night in the opulent and spacious papal apartments.

He has preferred to live in a small suite in a busy Vatican guest house, where he takes most meals in a communal dining room and says Mass every morning in the house chapel rather than the private papal chapel in the Apostolic Palace.

The day before the concert, Francis said bishops should be "close to the people" and not have "the mentality of a prince".

On Saturday, while the concert was in progress in an auditorium just meters (yards) away, Francis was believed to be working on new appointments for the Curia, the Vatican's troubled central administration.

The administration was held responsible for some of the mishaps and scandals that plagued the eight-year reign of Pope Benedict before he resigned in February.

Francis inherited a Church struggling to deal with priests' sexual abuse of children, the alleged corruption and infighting in the Curia, and conflict over the running of the Vatican's scandal-ridden bank.

Benedict left a secret report for Francis on the problems in the administration, which came to light when sensitive documents were stolen from the pope's desk and leaked by his butler in what became known as the "Vatileaks" scandal.

The Vatican source said he expected Francis to make major changes to Curia personnel by the end of the summer.

Anger at the mostly Italian prelates who run the Curia was one of the reasons why cardinals chose the first non-European pope for 1,300 years.

The key appointment will be the next secretary of state, sometimes referred to as the Vatican's prime minister, to succeed the Italian Cardinal Tarcisio Bertone, who has been widely blamed for the failings of the Curia.
